Planning Your Custom Home: The First Five Decisions
Before a single foundation is poured, five early decisions shape the budget, the timeline, and the way your home will feel to live in.
A custom home starts long before construction. The choices you make in the first few weeks set the tone for everything that follows, from how your budget holds up to how the light moves through your rooms in February.
Start with the home site. Topography, tree cover, utility access, and orientation influence foundation cost and floor plan far more than most homeowners expect. A lot that looks similar to the one next door can carry a very different site budget.
Next, set a realistic all in number. That means construction, selections, site work, landscaping, and a contingency. We would rather have an honest conversation early than a difficult one at drywall.
Third, decide how you actually live. The best floor plans are written from daily routines, not from magazines. Where does everyone drop their shoes? Where does the family gather on a Tuesday night?
Fourth, lock your non negotiables. Every project has three or four elements that matter most. Naming them early lets us protect them while we value engineer everywhere else.
Finally, choose your builder before your plans are finished. A builder who joins during design can save real money by catching cost drivers on paper instead of in the field.
